HOA Rules & Reminders
All homeowners are members of the HOA. Please respect all the
HOA rules as required. Violations of our restrictions are enforced. DAMC
inspects Huntington Place properties twice a month. In an effort to
help everyone understand and prevent violations we are providing key rules for
folks to follow. We are asking all homeowners to remedy any issues they may
have.
1. Single family neighborhood only. Applies to Rental Property as
well. Please contact DAMC asap if you are aware of a homeowner violating this important
restriction.
2. No window A/C or window ventilation units of any kind are
allowed.
3. No exposed wires or conduit on exterior. No extension of PVC A/C
over flow pipe above front door.
4. No roof patching. Shingles must match.
5. One storage shed per property. Remove any additional buildings.
6. Install satellite dish on backside of roof. Remove all
non-serviced satellite dishes.
7. Trash and Recycle bins must be stored out of view
except on pick up day
8. Repair old, leaning, damaged or broken fence pickets. Natural
stain colors only.
9. No commercial or recreational vehicles, trailers, motor homes,
boats, etc. allowed. Must park and store outside neighborhood.
10. Pets are very special to their owners, but all waste does need
to be cleaned up and your animals restrained when outside of your private
property.
11. No car repair or storage of inoperable vehicles or misc.
equipment in driveway or yard.
12. No mirrored or stained glass window film.
13. Do not litter. Remove all trash from your property and the
street.
Lawn Care
Lawns need to be properly landscaped and maintained. Weeds,
dirt and erosion are not considered landscaping. Replace with SAWS
recommended xeriscape if necessary. Rebates for your xeriscaping efforts are
available through SAWS. Watering restrictions are not an excuse for
poorly maintained or eroded lawns. Water per SAWS restrictions. Hand
watering is allowed at all times which will prevent your lawn from dying.
Minimal Lawn Care:
1. A minimum of twice a month maintenance. Includes
mowing, edging and weed eating.
2. Edge and/or treat weeds and grass along street curbs,
sidewalk, driveway and gardens.
3. Do not sweep or blow clippings into the street. Instead
dump them in your Green Organic bin, if you do not have one put it in your brown trash bin.
4. Control and remove all weeds from all types of garden
areas, lawns and/or xeriscaping.
5. Refresh mulched areas several times per year as needed.
6. Add new seasonal flowers to pots or remove.
7. All sidewalks must be clear at all times. Cut
back all shrubs, trees and plants that are blocking any part of your public
sidewalk right of way. Do not place your trash and recycle bins on
the sidewalk instead place it in the street and up against the curb for proper
pick up as instructed by Solid Waste.
Parking Etiquette
Did you know it is a common courtesy to respect your
neighbors parking space? It is inconsiderate to make it a daily practice of
parking your cars in front of your neighbors homes especially when the space in
front of your house is available. Your visitors should also park in front of
your house or in your driveway whenever possible. When hosting a special
event just let your neighbors know that you will need expanded parking. This practice
also prevents suspicious vehicle concerns by your neighbors plus break-ins are
most common in vehicles parked in the street. No one wants that happening in
front of their house. It can be inconvenient for you to move cars around
when using the garage and/or driveway but that is the most respectful way to
manage your parking issues at your home. One solution is to clean out your
garage so one or two cars can be parked inside. This frees up driveway space
allowing for your friends and family to use your driveway for parking. To free
up your garage space residents are allowed one storage unit in the backyard
with ACC approval. Another solution (ACC approval required) is to extend your
driveway to the outside portion of your current driveway or possibly add a
circular drive. Not all property lots allow for extra parking expansions;
however, we already have numerous homeowners enjoying that extra nice parking
space they created.

Standard Lawn Care Huntington
Place Homeowner,
To ensure the beauty of the community and the
landscape requirements for private homeowners, we ask that you conduct complete
lawn care maintenance every two weeks (14 days). During rainy periods once a
week maintenance may be necessary.
Lawn care maintenance standards:
1. Mow and edge entire lawn. Entire lawn includes
front, back and both sides.
2. Remove weeds and dead plants from lawns,
gardens, xeriscaping, walkway, driveways, sidewalks and street curbs. Replace
dead plants and trees.
3. Sweep and remove all clipping from street,
sidewalk, walkways and driveway.
4. Water lawn in accordance with SAWS
regulations. Hand water if and when necessary.
5. Ensure all of your landscaping does not impede
the sidewalks, the streets, or your neighbors property, from the sides and your
trees above.
Quarterly notifications are sent to remind
residence of seasonal maintenance that is necessary.
Please follow the quarterly maintenance program
which will aid in your bi-monthly maintenance.
The Association has the authority to enact
"Self Help" for those residents that do not comply with the landscape maintenance standards of Huntington Place. We will notify you, provide the
appropriate time frame to cure, and if not done, a 3rd party vendor will
maintain your property and you will be billed by the HOA for the payment of the
lawn service. Our goal is not to maintain your property, or to send repeated
notices requesting you to maintain your property. We have established a time
frame that ensures you meet the Associations requirements. In the event that we
are sending notices repeatedly for the same issue, we can issue a certified
State Law letter that will be in effect for 6 months. During this time period,
if you are not in compliance we can enact self help with no further notice and
invoice you for the service.
Your efforts to support your HOA is requested and
most appreciated.
Easy Ways to Increase Home Value

Inspect Your Home
Typically buyers will
request an inspection of your home. Beat them to it by regularly inspecting it
yourself and taking care of any problems you find along the way.
Paint Kitchen Cabinets
You don't have to replace
all your cabinetry to give your kitchen a new look. Just give cupboards a fresh
coat of paint and maybe some new hardware to spruce them up.
Replace Light Fixtures
Light fixtures tend to be
put up and be forgotten, so replacing old lighting with new fixtures can give
rooms a more modern feel. Add Seating Anyplace you have open
space, think about putting in a table and some chairs. This showcases the
potential of the space, which can translate into a perceived higher value.
Declutter
The simplest way to make
a room appear bigger is to remove the photos, knick-knacks and other clutter
that accumulate over time.
Highlight Storage
Creating or showing off
the storage capabilities of your house lets potential buyers see that their
stuff will fit there too. Even a wire rack closet system presents the
